Application Process

The first step in our application process is always to view the home first. We want to make sure you are going to love your new home, so we won't take applications unless you've had the chance to take a tour of the home and confirm that it is, well, home sweet home.

Once you're sure that this is the home for you, then we need you to perform the following:
 

  1. Fill out an online application, found here: CLICK TO APPLY  We need one application per adult applicant
  2. Print and sign the Authorization to Release Information, found here: AUTHORIZATION FORM.
  3. Complete the background screening request that we will send you from Tenant Background Search.
  4. Complete the pet application from PetScreening.com.  This is required, even if you have a service animal, emotional support animal, or no pets.  See Frequently Asked Questions for more details.
  5. Gather a photo or PDF of your four most recent pay stubs, and your two most recent bank statements.
  6. Email the Authorization, the pay stubs, and the bank statements to chris@beaconrentalhomes.com.

 FREQUENTLY ASKED QUESTIONS

 

Q: Do I have to sign a 12-month lease?
A: All of our rental contracts expire on either June 30, or July 31. Depending on when you apply, your initial contract may be slightly longer than, or slightly less than, a 12-month lease.

Q: What is your application fee?
A: We charge $75 per adult applicant. This is to cover our administrative costs in processing your application.

Q: Do you check credit?
A: Yes. We check rental history, employment, credit, and criminal history on our applicants. Previous evictions, or tenants owing any landlord, will automatically be disqualified.

Q: How do I apply?
A: The first step is to view the home for which you want to apply. Once your tour is completed, you can fill out our application online. Once your application, fee, and required documents have been received, we will send you a link to Tenant Background Search, our partners in pulling credit and criminal history.  We will also send you a link to PetScreening.com, our partners in helping us to comply with laws and regulations regarding service animals and emotional support animals. Finally, once all the information has been received, it normally takes 24-48 hours to complete the application process.

Q: How much does it cost to move in?
A: You will need to bring an amount equal to twice the first month's rent to sign a rental contract.

Q: What happens if I am late with the rent?
A: Your rent is due on the first day of the month.  If it is not paid by 5:00PM, you forfeit your rental discount, and pay a $25 late fee, plus $1 per day until paid.

Q: What is your pet policy?
A: We accept up to two animals, provided that they are not attack trained dogs, dangerous breeds, and do not have a history of biting people.

PetScreening.com is our partner in managing all animals, including service animals, support animals, and pets.  Their expert service helps to keep us compliant with housing laws regarding service animals and support animals.  Therefore, every applicant is required to complete a screening with their service, whether you have an animal or not.  Don't worry - if you don't have a pet, you aren't charged!

We do not charge a deposit for pets; instead, we charge pet rent of $50 per animal, monthly.

Q: What ways are available to pay rent?
A: Rent may be paid online through e-check or credit card.
